Community continues to be healthy.

We are progressing with new projects i.e. roads need work, new mailboxes, landscaping, sodding, Over the last few years, we have installed new lighting, landscaping, road signs, concrete trip hazards, a new cable lineup including HBO and, most importantly, reduction in maintenance for three years in a row. We are looking at the hurricane cut for 2012. We have replaced BEST Roofing with two smaller and efficient companies that the City of Hollywood recommends. We added additional pest control boxes. Presently we are determining cost on restricting accessbetween the rundown parking lot wall between CVS and our property. We are reviewing the concrete slabs for below the mailboxes and finalizing where each mailbox will be placed and which addresses it will represent. YES it might mean that you have to walk further but it wont be by much and this is sunny Florida. And your mail will not be wet so you dont have to worry about rain.

    Recyclebank
    The Recyclebank program from the City of Hollywood offers homeowners points for recycling that can be used for coupons and discounts. It entails using the 90 gallon bin (sample on side of clubhouse). Everyone in the community must opt for the program. The bins do fit in your garage and the program has been well received by other communities. Contact Jill with your questions and/ or choice. jillkoch@cvpropmgt.com

    Real Estate
    At the moment, all short sales in our commuity have been sold and the community has recouped much of the owed maintenance from the past owners. This has greatly reduced the bottomline on our bad debt. We have also sold most of he units that were on the market. Between the appearance of our community, the financial health, and the reserve, we have much interest in our homes and sales have been good.

    Parking
    Some issues have come up regarding commercial trucks parked in the community. Our condo docs are very specific abou the size (height, length, and width) of commercial vehicles. In addition to the specifications of the truck, there can not be any tools, ladders, or commercial signs on the vehicle. If you have a truck, please refer to our condo docs to make sure you are in compliance with the rules. The rules are on a new tab called Condo Docs Information

    Guest Parking Space
    With 150 homes in our community, we sometimes find ourselves at a loss for parking spots for our guests or even family members living with us. Unfortunately, we do not have a significant amount of guest parking spots, which has caused a problem for many home owners. Please try to be cognizant of your neighbors and use the guest spots only when needed and not for more than 24 hours at a time.
